A Unique Home Selling Opportunity

By: Hal James.. It is a buyers’ market, so you simply can’t sell your home, right? Wrong. You just need to give some effort and take advantage of opportunities. As the weather warms up, your community may give you one if you pay attention.

Why do you think there are malls? What is there to do there other than buy stuff you may or may not need? Yet all of us go to malls at one point or another. Do you think this makes them valuable to retail businesses? You bet.

A mall is valuable to a company selling things because it brings together a group of potential customers. You might be there to buy a new pair of pants, but you inevitably end up walking into other stores. Come on. Admit it.

So, what does this have to do with selling your home? Yes, you would like to be on a lot that has tons of traffic walking and driving by, but most homes aren’t situated as such. A couple weekends a year, however, this may change.

As we roll into spring, the days are getting longer and warming up. While people talk about national trends in real estate with little accuracy, there is one trend that works each and every year. As spring comes on, the real estate market heats up.

People are starting to make use of their weekends. As the weather continues to warm up, entire neighborhoods are waking up. Many, in fact, are holding events to celebrate it. These may be fairs, concerts, large picnics or whatever. And here lays opportunity.

A community event is a huge opportunity to sell your home because of the traffic it generates. People have to park somewhere. Usually this means on street blocks. They then walk from their cars to the event.

The walk from the car to the event is when you want to nab them. Make sure you have a for sale sign on your lawn with brochures. Put it next to the sidewalk. Heck, stand their and hand the brochures out. Make sure to hold an open house all day as well.

This may sound a bit extreme, but do you want to sell your property or not? With this approach, you can get the attention of more buyers in a day than you will with all the rest of your marketing efforts combined. Now, is that worth it?
